in Mexico\'s real-estate climate is drawing U.S. developers, including Donald

Unless you\'re Trump, currently the Mexican Riviera on the Pacific is the one
in play. The finger points to the \"Costalegre\" where construction has
already started on a new international airport. And when it comes to Real
Estate 101, this always boosts real estate values and augments tourism
income. However, this situation is unique. The data speaks for itself.



The Puerto Vallarta International Airport and the Manzanillo International
Airport to the south are already the two closest, coastal, international
airports in Mexico. Why spend tens of millions on a third right in the
middle? Talk to the locals you\'ll hear that this area has been \'eyed\' for
years. The politically-in-the-know have been buying on the coast for over a
decade.



The Costalegre, as the government has now formally named it, is the Jalisco
coastline between those two airports. Discovered privately first in the 80s
by GianFranco Brignone, an Italian oil baron who decided to develop an area
of it when flying over the coast. He noted the bold beauty, invested, told
his friends and now the jet-set of Europe consider this their little secret
\'Gold Coast\' of Mexico, where they come to be pampered and play on their own
private polo field. Beachfront lots in gated communities in these areas are
listed up to $6.1M USD but don\'t let that scare you. You can still find a
.25 acre beachfront lot for under $200k along the coastline, if you know
where and how to look.

Hasbro\'s previous statistic of 500 million people having played
Monopoly but only a select few will get to play on this, Costalegre. The
problem is that most of the Costalegre is ejido land or non-titled property.
You cannot possess ejido land unless you are a Mexican. This is a form of
communal land tenancy.



This is where it gets exciting. Of the 351 kilometers of coast, about 1/10th
of it has title. So to find a beachfront lot is ground-floor investing.
Three international airports, each within 1.5 hours of driving distance - in
terms of the Monopoly board, you can\'t go wrong. \"It\'s simply economics,
more and more are buying to retire and \'they just can\'t make any more of
it\', as they say\", Bershad adds.



Whether it is Boardwalk, Park Place, or Pacific Avenue, it does not matter.
Anywhere on this coast is prime; getting the clear title is another story.
Especially on the Costalegre, where the beaches, blessed with endless
sunsets, are so tempting, people are paying the prices even without title in
some cases. These same endless sunsets are what attracted and awed investors
to make Puerto Vallarta into the hyper-market it is now. (Mrs. Taylor helped
a little as well.)



So the crawl continues. But this time to the south, where the intention is
to duplicate the same success as the government\'s spotlight did to the
north. When President Fox was in office, an article stated \"Litibú as the
President\'s Choice Real Estate\" and, where that finger pointed, action
followed. Real estate values to the north went to Mars. Mogul Tim Koogle,
Yahoo\'s former chairman and founding CEO, made a significant investment
after that news. The result, an extra $100 million profit. But this
development impacted the northern state of Nayarit and NOT Jalisco,
where Puerto
Vallarta actually is. By the way, beachfront lots 2-3 hours from the nearest
international airport to the north go for 7 figures now, up from 5 before
the government focused on the area.



So, with a proven record of success to the north, the government obviously
does not consider this third international airport, in the center of the
Costalegre, to the south, by any means a roll of the Monopoly dice. Just
\"follow the leader.\"
